All our spaces are available on rolling monthly licence agreements. You just need to give 30 days’ notice from the 1st of the month to end your tenancy. If you’d prefer a longer-term commitment, we’re happy to chat.
We require:
One month’s rent as a deposit
A pro-rata rent payment for the rest of the current month
Occasionally, a £20 deposit for an access card
Spaces are offered as seen unless otherwise agreed. What you view is what you’ll get — so make sure to check the condition during your visit.
Absolutely — we encourage it! Common changes include painting, shelving, or flooring. Just email your site manager first to get approval. Some changes may require you to restore the space at the end of your tenancy.

Probably not. Most of our tenants qualify for Small Business Rate Relief, meaning they don’t pay anything. We can let you know the rateable value of any space you’re interested in.
24/7 access is available at most sites
Pithay Studios and Meanwhile House Cardiff are open 6:00am to 11:40pm, 7 days a week
Most sites have some form of internet provision, but this varies. Many tenants prefer to set up their own service. Check the listing or ask your site manager for details.
We’re open to sub-letting, as long as you keep us in the loop. We may object if it creates conflicts or problems with other tenants.
Yes! We love helping businesses grow. Many tenants have upgraded within the same building or moved to other Meanwhile sites as their needs changed.
If possible, we ask you to make good any damage before leaving. If repairs are needed, we may assess the space and deduct the cost from your deposit.
We provide public liability insurance for communal areas only. You’ll need your own insurance for your studio contents and any guests or activities within your space.
Yes — all our sites are full of creative, entrepreneurial people. From artists and designers to charities and small businesses, our spaces are built around independent communities. Collaboration often happens naturally.
We do host some music-based tenants, but suitability depends on the building and the level of noise. A quiet producer? Probably fine. A drum teacher? Less likely.
For rehearsal space, we recommend Pirate Studios.
If your pet is well-behaved, clean, and not disruptive, they’re welcome at many of our sites. We do reserve the right to say no depending on the building or situation.
